Property Registration Panic
A few incidents of late made me aware that some real estate investors are forgetting the fundamentals of real estate investing or simply are not aware of them.

Properties transferring very slowly, for some creates flat panic. In South Africa the normal time frame to take transfer is anywhere from 8 weeks to 3 months, of course generally speaking. But occasionally, there are many problems with transfers and a property for example that transfers from a deceased estate can take over a year, other transfers have documentation problems and take 6 months, the list of late transfer reasons is endless. But here is the good deal for investors that experience late transfers...
That in itself is not a problem, but investors jump up and down when the property takes too long to transfer for whatever reason. Why? Why hurry?

Seasoned investors know already that property taking longer to transfer is for the benefit of the investor. In this period of time, the investor pays no mortgage bond, has no expenses but in essence the investor still gains the capital growth.

So, why complain about later transfers? I say…. some have to go back to basics, not only that property is not a fast moving asset class, but being slow in transfer can actually benefit the investor. As the old saying goes, patience is a virtue, in this case it equals equity, or more simply put, money.
